The research arm of San Francisco-based real estate investment trust Prologis Inc. (NYSE: PLD ) said in a report issued Wednesday the pandemic has "forever altered" the landscape for logistics real estate. "The long-term structural growth rate of logistics real estate has risen" as "economic growth now requires more logistics real estate than in the past," Prologis Research asserts. Not surprisingly, the surge in e-commerce fulfillment is driving the change. E-commerce fulfillment requires more space In 2020, global e-commerce penetration increased at a rapid rate, up 390 basis points, accounting for a full five years of adoption, according to the report. E-commerce accounted for 20% of all retail sales last year compared to only 4% in 2011. E-commerce requires more than three times the space of traditional brick-and-mortar operations because all of the inventory sits in a warehouse. A large portion of merchandise in a retail store is kept on shelves. Also, online product menus have more variety and can experience greater volatility in sales, both requiring incremental space.

Global rents on industrial real estate properties increased 2.9% during 2020, according to logistics real estate giant Prologis Inc. (NYSE: PLD ) Even with several sectors of the economy meaningfully impacted by the pandemic, tenants were willing to pay up for logistics space. The San Francisco-based company published its annual Logistics Rent Index Wednesday. The report showed rents in the U.S. and Canada climbed 3.2% during the year as surging e-commerce growth accelerated need for current and incremental space. Many supply chains are reevaluating inventory needs, often opting to carry higher stock levels to avoid future shortages. Further, supply chains are seeking locations closer to consumers to shorten delivery times and improve e-commerce execution. "[The] willingness to spend on expanding logistics networks has increased as users view e-commerce distribution and speed to market as competitive advantages for revenue generation," the report stated. "At the same time, the incremental cost of logistics real estate remains a small portion of total supply chain costs, with rents representing approximately 5%." The Baltimore/Washington market led the way in 2020, recording the highest rental growth.

One of the more ambitious initiatives in Prologis, Inc. (NYSE: PLD ) history began with LED lighting. Several years ago, the San Francisco-based logistics warehousing giant embarked on what turned out to be a successful plan to drive down its warehouse lighting costs. Prologis then realized it could offer its customers LED retrofits at prices they couldn't obtain on their own. What's more, Prologis could help customers avoid the inevitable time and resource commitments to search for and vet suitable suppliers. The episode sowed the seeds of a project that became known as "Essentials," which after a decent amount of spade work launched in mid-2017. Whether it be forklifts, conveyors, robotics, janitorial services or soft drink machines, the mission behind Essentials is the same: to rely on Prologis' supplier connections and enormous scale to help customers facilitate the inside-the-warehouse procurement process and buy or lease goods or services at more favorable rates through their relationships with the developer.
